What are the different types of lift surveys?

A lift survey can tell you just about anything you need to know about your lift.  Whether you want the complete picture or are concerned over a particular area.

For example, lift safety, lift compliance, lift refurbishment, lift performance or lift reliability.

Our lift consultants have the experience to help whatever the reason for a survey.

Do you have a specific reason for a Lift Survey?

There are a number of reasons you may be considering for a lift survey. Summaries of some of these are given below. Clicking on the paragraph headers will take you to more details on that particular service.

Lift Safety Survey

Safety is the highest priority both for lift users and for lift engineers. Furthermore, owners/operators of lifts have legal obligations to ensure that lifts are safe.

Our lift consultants will carry out a lift survey identifying any problem areas. The subsequent report will provide recommendations for how the problems can be rectified.

All lift surveys are carried out checking the lift against the appropriate safety Standard/Codes and legal requirements. For instance BS7255, EN81 Part 80, PUWER, LOLER etc..

Lift Performance and Lift Reliability Survey

Poor floor levelling, excess noise, undue vibration, harsh stopping. These are all signs of poor performance. Where there is poor performance there is often unreliability.

A lift survey by one our lift consultants will focus on identifying causes not just the symptoms of poor reliability and performance.

Lift Maintenance Survey

In general, we find the quality of lift maintenance is not what it used to be. It’s a very competitive market. Regularly, lift companies win lift maintenance contracts with very low prices. As a consequence, the level of lift maintenance is poor, reflecting the low price of the maintenance contract.

Our lift consultants can carry out lift surveys identifying the level of lift maintenance that is being undertaken. At the same time, we identify specific lift maintenance deficiencies.

A review of the lift maintenance contract can complete as well. This will identify if the maintenance is being completed in accordance with the lift contract.

Lift Regulations Survey

There are specific legal obligations to be met by lift owners/operators. Our lift consultants complete a lift survey to identify if the lift meets necessary Regulations and lift Standards.

Lift Refurbishment, Modernisation, Upgrade Survey

Often, we complete lift surveys to identify the extent of lift refurbishment, lift modernisation or lift upgrade that is required.

Lift Condition Survey

You can make informed decisions when you understand the equipment condition. If you need to understand the condition and life expectancy of the equipment, a lift condition survey and report can provide the answers.

Pre-acquisition Survey

If you are considering purchasing a building with lift(s) in this survey will give you an overall picture, identify significant areas that may impact on your decision to purchase. We recognise that often time is of the essence and aim to turn around the reports the same or next day after completing the survey.

Dilapidations Survey

A lift survey undertaken on the equipment on behalf of the owner or tenant to assess the state of the equipment against the provisions at termination of the Lease.

Accessibility Survey

The Equality Act requires that lifts are accessible to persons with disabilities. Our lift surveys follow the requirements of BS EN81 Par 70, Particular application for passenger and goods passenger lifts – Accessibility to lifts for persons including persons with disability.

We should say that we usually do not just do a survey on of the aforementioned individual areas. Sometimes, we do but mostly we do three main types of lift survey.

Lift Condition Survey which covers

Asset information. Lift type, manufacture, age, capacity, speed, etc.

The lift condition and life expectancy as mentioned a little earlier.

Furthermore, there is a section on Code Compliance. This includes looking specifically at Health and Safety and Accessibility.

Next, there is a section that covers Capital Expenditure with life cycle costs over the short, medium and long term.

We also include details of any immediate critical expenditure.

Statutory documentation compliance. If available we will review and comment on LOLER 6 monthly inspection reports.

A review of the operation and performance.

An Executive Summary is always included Lift Maintenance Audit

The intention of this audit is to illuminate the quality of maintenance

Firstly, we look at every area of the lift itself.

Secondly, we check the performance.

Thirdly, we look at the relevant documentation e.g. PPM schedules, LOLER reports.

The performance of the maintenance contractor is scored in the following areas

Documentation/Statutory Compliance

Lift Operation and Maintenance

PPM Performance

We use a traffic light scoring system to illustrate things

And of course we provide an Executive Summary giving and overview of findings.

Lift Reliability Review

This report is specific and focussed. It can look at areas of unreliability or poor performance or both.

We look at the lift as well as reviewing any records you have. These could include breakdown records for example.

This survey will highlight specific areas of concern.

The report will illustrate and explain the issues identified.

The report will proide recommendations and actions necessary to remedy the problems.
